Why Design + Build?

Gilmans Kitchens and Baths offers clients one stop shopping. By combining professional services; design and construction management, the process of remodeling is realized in a cost-effective seamless manner from one accountable source. GKandB offers many advantages over the traditional architect/multiple bid process. The process begins with the end in mind. The relationship that can sometimes exist between design professionals and contractors in a traditional project delivery system is replaced by teamwork. The client has one contract for both design and construction, rather than the traditional method of separate contracts with an architect, engineer, general contractor, interior designer, landscape designer, etc. All team members are involved early on in the process and can provide valuable input on design, construction methods, estimating, scheduling and costs. Most beneficial to the client is the single point of contact and responsibility. By streamlining the design + build flow, many disputes, finger pointing and delays can be eliminated.

Design Costs

Most architects base their fees on a percentage of the final job cost, sometimes as high as 15%. GKandB design fees are billed hourly and an estimate of the total cost is given up front. Our design fees are on average 10% below fees charged by architectural firms. In addition, design supervision throughout the entire projects is included in our design fee, as are design service, mid-level design service and a full service design + build, one of the most comprehensive and effective in the industry. As always our kitchen design service is always free.

Cost Effective and Practical Construction

With a design + build approach, all parameters are established early on design, construction materials and budget. The design build team understands the construction methods and materials necessary to accomplish a client’s program. The construction crew knows, through experience, which products work and are most suitable for the project. Controlling these variables in-house results in faster construction schedules, fewer costly change orders and overall project cost savings. Communicating this shared knowledge within the design/build team is an ongoing process. With all the players present, on-site real-time adjustments can be resolved quickly.

One-Stop Shopping

One need only look at the explosion of big box retail stores to understand Americans’ love affair with “everything under one roof”. Time, as much as money, is a precious commodity for people today. We pay for someone else to walk the dog, clean and organize our houses and do our personal shopping. Hiring accountable experts to design and build our kitchen and baths relieves the client of handling all the thousands of details (permits, scheduling labor and materials, inspections, etc.) require of the building process. Also, as industry professionals, we have access to suppliers and vendors the general public can’t reach.
